Request Maintenance

All repair and/or maintenance requests must be submitted online through the following form:

repairsOnce Happy Home Solutions receives your completed Maintenance Request Form we will contact you to schedule an inspection or maintenance visit. If we cannot reach you to discuss the request within 72 hours, we will close the request and you will have to start over. If we determine that the issue is urgent, we reserve the right to enter the property or have a qualified repair person enter the property for emergency repair or assessment.


If your maintenance request pertains to an emergency, please call us immediately.  

Note: If the situation involves a serious water leak, locate the main water valve in your rental home and turn it to the off or closed position, then call us. Leaking sinks and overflowing toilets can be turned off at the valve behind/under the toilet or inside the sink cabinet. If there is water leaking onto floors or inside cabinets, please turn off these valves immediately to prevent further damage to the property.

Before Requesting Maintenance

For a faster resolution to your maintenance issue, review the following list of tips and suggestions before completing a maintenance request form.

toolsPlease note: You should report and seek resolution of all maintenance issues as soon as you notice them. Being proactive will save you money. Ignoring a problem will cost you money, and could be grounds for termination of your lease. There may be some fees charged to you or your security deposit for some maintenance issues, including unreported damage, unresolved leaks, issues that should have been resolved sooner but turned into bigger problems requiring more expensive repairs, etc..

You can avoid these fees by keeping your property in good repair yourself.

For faster resolution, review the following list of suggestions before calling maintenance.

Smoke detector keeps beeping

Check and replace battery. For your safety replace the batteries in all smoke detectors every six to 12 months. Many people pick a date, such as their birthday, or a holiday, and replace smoke detector batteries on that date.

Smoke detector won’t work when tested

Monthly check and replace battery if necessary. Notify maintenance at once if not working.

No power to plugs or switches

Check breaker panel or fuse box. Check and reset.

Garbage disposal won’t work

Push reset button on disposal or use allen wrench and turn.

No hot water

Check thermostat on hot water tank. Is pilot light lit? Check breaker panel or fuses. Is the gas working at your stove or furnace?

Hot water “TOO HOT”

Check thermostat on tank and turn down.

Faucet or toilet leaks

Turn off water fixture under sink, toilet at valve and notify maintenance.

Toilet plugged

Use a plunger to unclog the toilet.

Sink, tub, or shower plugged

Remove hair from drain

Furnace not working

Check thermostat. Check button or pilot lights. Furnace covers on correctly? Is pilot light lit? Breaker tripped?

Dishwasher won’t drain

Clean food out of bottom of dishwasher. Clean float. Rinse dishes before washing. Use jet dry once a month. Jet dry prevents hard water build up.

Refrigerator too warm or too cold

Check thermostat, set correctly. Front and back grills clean. Clean out drain hole.

Pet Information

Some of our rental properties allow pets and some do not. Homeowner/landlord insurance carriers often do not allow certain types or breeds of pets. Also, certain properties may have limitations on size, weight, or number of pets.

Most landlords and rental properties do not allow certain breeds of dogs due to insurance liabilities, including Pit Bulls, Rottweilers, Dobermans, and other breeds TBD.

pets1Please note: There may be additional pet rent, pet deposits, or required proof of pet licensing, registration, and liability insurance required at some properties. All pets must be declared on your application prior to lease-signing. Any additional pets brought into the property after lease signing require notification to and approval by Happy Home Solutions, and may require additional pet rent or deposit. Discovery of unauthorized pets on the premises will incur an ongoing $100 per month pet rent effective immediately, will constitute a breach of the terms of the lease, are considered grounds for eviction, and will negatively impact your security deposit.

Moving In

repairsAfter signing a lease with Happy Home Solutions we will do a walk-through inspection of the property and provide you with a copy of that inspection report. This same report will be referred to upon move-out.

We realize that you may not notice certain issues the first time you walk through the property. We welcome a follow-up Move-in Assessment Form up to one week after your move-in date, to give you time to determine that all appliances are working properly, and the home is properly maintained.

We want you to enjoy your new home. If you find after move-in that the home needs additional maintenance, we will work with you to resolve any issues. Please refer to the Maintenance Request Form above if necessary.

Submit Your Utility Account Information Form Within Five Days

Happy Home Solutions require all tenants to submit a completed Utility Account Information form within 5 (five) business days of move-in date. In certain properties (particularly single family homes) all applicable utilities must be transferred into the tenant name and Happy Home Solutions must be supplied with all utility account numbers. We will verify the accounts with each utility company. The Utility Account Information Form is a very important document and fees will apply if not received by the deadline.

We expect that you will treat the property as if it were your own, and that you will be respectful of your neighbors. Taking good care of the property can lead to a more satisfactory move-out experience, and will positively affect the status of your security deposit.

Moving Out

move outWe know that moving can be stressful. We have put together some helpful guides and checklists to make your move-out easier.

As stated in your lease, you must give Happy Home Solutions at least 60 days written notice that you will be moving out of a property. We will conduct a thorough inspection of the property after all of your personal property has been removed from the home and the property has been thoroughly cleaned.

The better you maintained the property while living there, and the more thoroughly you clean the property after all of your personal property ihas been removed, the quicker you will receive your security deposit refund, and the fewer fees will be deducted from your deposit.

Please note that your security deposit refund will be mailed to you at the forwarding address you provide to us in your completed Move-Out Form.

Showings of the Home in Your Final 60 Days

Proper communication is the key to a satisfactory move-out experience. The more communicative you are with Happy Home Solutions after submitting your move-out form, and the more co-operative you are regarding showings of the property during your final 60 days of tenancy (required as per the lease you signed), the better for everyone. We expect that you will keep the property clean, tidy, and in good showing condition during the final 60 days.

We will strive to give you 24-hour notice before any showings, but this may not always be possible. Also, we will be placing signage at the property announcing the upcoming vacancy, and will be placing a lockbox with key on the door so that Realtors and Happy Home Solutions property managers can show the property to prospective new tenants. As stated in your lease, it is required that you allow the property to be shown. If you have any special showing instructions (such as regarding a pet), communicate that to us as soon as possible.

Final Utility Bill Payments

It is the tenant’s responsibility to notify all utility companies of their move-out date, to arrange for “final meter readings” as required by the utility,  and to pay all final utility bills due after move-out. Your security deposit cannot be returned to you until you submit proof of payment of all final utility bills.

Leaving Before End of Lease

You are responsible for all rent payments through the end of your lease. We will do our best to fill the property with a qualified new tenant as soon as possible after your move-out form is submitted, but cannot guarantee the results of a new tenant search.

Please note: If you are moving out to purchase a new home, and you utilize our services as your Realtor and complete the purchase of a new home through Happy Home Solutions (Adam St. James), we may be able to waive some or all of the balance of remaining monthly rents due to complete your lease.
